Portland’s newest and largest condominium conversion located on the streetcar line south of downtown. Converted from the old Chown Pella warehouse, this loft building is a historical mixed-use residential and retail building at 13th and Glisan in Portland’s Pearl District. The Marshall Wells was originally a warehouse built in 1910. It was added to the National Register of Historic Places in 1988, and then converted to 164 residential lofts in 2001. Developed by Robert Ball, the building not incorporates a 4500SF landscaped atrium in its center, provided “outside” environments to interior units. The units have high ceilings, walls of windows and, to me, the most distinctive feature is the fabulous old timbers and new cork floors that give this “warehouse” a warmth and richness that is unique.

The McKenzie Lofts may look like an old warehouse, but the building was actually constructed as new residential lofts in 1998. It is 6 stories with 68 homes and 9 commercial spaces. All the homes have balconies or terraces, air-conditioning, 10 foot or higher ceilings and large walls of windows.

The Metropolitan is one of Portland’s most recent, very upscale, luxury condominium properties. The Metropolitan is the tallest Pearl building to day and was designed by BOORA Architects and developed by Hoyt Street Properties. The signature architectural feature of this building is the east facing column that protrudes all the way up the tower and offers unique perspectives on the city.

One of the earlier new buildings to be built in The Pearl, the Riverstone is a block-size condominium built in concrete and brick with a private courtyard interior. The original finishes were described at “Refined industrial” materials, featuring natural woodwork, ceramic counter-tops, industrial lighting, Pella windows and wood mantelpieces. All units have outdoor spaces, either terraces, balconies or patios.

Hip and high tech, the Streetcar Lofts came to market originally in 2003 with the intent to be the state of the art in cool, youthful, urban design.
